What a roofer is actually pricing when they quote for your roof, and what a good written quote should tell you.
Why there are no price lists on this page
Two roof repairs that sound the same on the phone can differ several times over once you see them. A slipped tile reachable from a ladder on a 1960s semi in Hamp is a different job from the same tile on a three-storey Georgian house on Castle Street. Any number typed onto a website would be wrong for most people reading it.

What a roofer is actually pricing
Access and scaffold
Usually the biggest single factor. Height, a busy road needing a licence, a rear only reachable through the house: all of it changes the scaffold.
The covering
Clay double Roman tiles, natural slate and concrete tiles are priced very differently, and sourcing reclaimed Bridgwater tiles to match costs more than fitting whatever is on the van.
Conservation area or listed building
In Bridgwater’s conservation areas, like-for-like materials are the sensible default. Listed buildings can need consent, which takes time.
Chimneys and lead
A chimney needs flashings, a back gutter, often repointing. Hips, valleys and parapet gutters add lead and labour.
What is under the tiles
Rotten battens, perished felt or damaged rafters only show once the roof is open. A good quote tells you how those will be handled.
Waste and clearance
Skips, permits, and taking old materials away properly.

Exactly what is included
Covering, underlay, battens, ridges, verges, lead, gutters, scaffold, waste. If it is not listed, ask.
How it will be fixed
Mechanical fixing to BS 5534, or bedding in mortar. It makes a difference to how long the roof stays put.
What happens if they find more
How rot or damage found once the roof is open will be priced, before it happens.
The guarantee, in writing
What it covers, for how long, and who you call. Ours is 20 years on workmanship and materials.
Who is doing the work
The person quoting, or a subcontractor you have never met.
